Management Discussion
  • For the three months ended March 31, 2021, net income available for MAA common shareholders was $46.3 million as compared to $35.7 million for the three months ended March 31, 2020.  Results for the three months ended March 31, 2021 included $15.1 million of non-cash expense related to the fair value adjustment of the embedded derivative in the MAA Series I preferred shares.  Results for the three months ended March 31, 2020 included $27.6 million of non-cash expense related to the embedded derivative in the MAA Series I preferred shares. Revenues for the three months ended March 31, 2021 increased 1.7% as compared to the three months ended March 31, 2020, driven by a 1.4% increase in our Same Store segment. Property operating expenses, excluding depreciation and amortization, for the three months ended March 31, 2021 increased by 6.1% as compared to the three months ended March 31, 2020, driven by a 5.4% increase in our Same Store segment. The drivers of these changes are discussed below in the “Results of Operations” section.
