Item 1.01.Entry into a Material Definitive Agreement.

On November 26, 2019, J.P. Morgan Chase Commercial Mortgage Securities Corp. (the “Depositor”) caused the issuance, pursuant to a pooling and servicing agreement, dated as of November 1, 2019 (the “Pooling and Servicing Agreement”), among J.P. Morgan Chase Commercial Mortgage Securities Corp., as depositor (the “Registrant”), Midland Loan Services, a Division of PNC Bank, National Association, as master servicer and as special servicer, Wells Fargo Bank, National Association, as certificate administrator and as trustee, and Pentalpha Surveillance LLC, as operating advisor and as asset representations reviewer, of the JPMDB Commercial Mortgage Securities Trust 2019-COR6, Commercial Mortgage Pass-Through Certificates, Series 2019-COR6.

The Mortgage Loan identified as “Innovation Park” on Exhibit B to the Pooling and Servicing Agreement (the “Innovation Park Mortgage Loan”), which is an asset of the Issuing Entity, is part of a whole loan (the “Innovation Park Whole Loan”) that includes such Mortgage Loan and one or morepari passu companion loans that is not an asset of the Issuing Entity. As of December 18, 2019, the Innovation Park Whole Loan is being serviced and administered pursuant to a pooling and servicing agreement, dated as of December 1, 2019 and as to which an executed version is attached hereto asExhibit 4.1 (the “Benchmark 2019-B15 PSA”), among Citigroup Commercial Mortgage Securities Inc., as depositor, Midland Loan Services, a Division of PNC Bank, National Association, as master servicer and as special servicer, Citibank, N.A., as certificate administrator, Wilmington Trust, National Association, as trustee, and Park Bridge Lender Services LLC, as operating advisor and as asset representations reviewer, relating to the Benchmark 2019-B15 securitization transaction into which the related controlling companion loan is deposited.

The terms and conditions of the Benchmark 2019-B15 PSA applicable to the servicing of the Innovation Park Mortgage Loan are substantially similar to the terms and conditions of the Pooling and Servicing Agreement applicable to the servicing of the other Mortgage Loans, as described under “Pooling and Servicing Agreement” in the prospectus filed by the Issuing Entity pursuant to Rule 424(b)(2) with respect to the Certificates on November 26, 2019.
